You need a building approval for a patio on a rental property, and the fact that it is an investment changes nothing. An attached patio or carport is almost always a Class 10a structure that needs a building approval from a private certifier, along with certified engineering. Renting the house out does not exempt the structure, and an unapproved one becomes a disclosure problem the day you sell.

That day comes for every investor eventually. An unapproved structure shows up in a buyer’s building and pest inspection, and then you are negotiating from the back foot, or paying for retrospective approval on a structure that may not even comply, or pulling it down. The other paperwork line is warranty. Residential construction work over the scheme threshold attracts QBCC Home Warranty Scheme cover, and that applies whether you live in the house or rent it out. The premium should be a visible line on your quote. If a builder offers a cash price with no licence and no warranty premium, you are carrying every bit of the risk on a property you do not even live at. For an owner-occupier that is a bad idea. Engineering does not get a discount for being a rental.

Worked example, and a real shape for this market: a double flat-roof carport on a three-bedroom rental at Bundaberg North, assessed at wind class C2. The carport itself came to $9,400, engineering $780, the building approval $980, and four bored pier footings at $240 each for $960.
