A patio that has moved in a blow is a structure that has already told you something. Here is what to do in the first hour, how we make it safe, and the honest call between patching it and rebuilding it properly.

First hour

Then comes the written assessment: what moved, what is still structurally sound, what the footings look like, and what the structure was originally built to versus what it needs to be built to now. What it costs.

Make-safe and temporary propping is usually a few hundred dollars. Replacing storm-lifted roof sheeting and flashing on a typical patio runs about $1,500 to $4,000. A full engineered rebuild follows the normal patio rates, about $230 to $330 per square metre for single-skin and $350 to $480 for insulated, plus engineering, footings and the building approval. As a worked example, a 30 square metre flat roof patio at Kalkie that lost half its sheeting and had one post out of plumb came in at $2,400 for re-sheet and flashing, but the post and footing needed doing properly too, so the full rebuild to current Region C spec was quoted at $11,800 including $850 engineering, $1,050 approval and six new bored piers. The owner rebuilt, and it was the right call.

One upgrade worth considering while the roof is off anyway: if you are rebuilding regardless, the step up to an insulated patio is cheaper now than it will ever be again, because the frame, footings, engineering and approval are already in the job.
