How long does a patio really last in Bundaberg?

A properly engineered steel patio should give you thirty years or more inland, and something like twenty on an exposed coastal block. The frame and the footings are rarely what fails. What wears out first is the small stuff, the fixings, sealants, flashings and washers, and how long the whole thing lasts mostly comes down to whether those were specified for your actual corrosion category.
That last point is the whole article, really. People shop patios on the roof and the price per square metre, and then the structure’s life gets decided by a five-dollar bag of screws. We have pulled apart eight-year-old patios at Burnett Heads where the Colorbond still looked fine and the brackets behind it had lost half their section. We have also worked on thirty-year-old verandahs out west of town that need nothing but a wash. Same climate zone, wildly different outcomes, and the variable is spec.
What actually fails, in order.
The fixings and the flashing, almost every time. Neoprene washers under the roof screws harden and crack under our UV load after about ten to fifteen years and start weeping, and flashing sealant goes the same way. Neither is expensive to renew, and both will quietly ruin a roof if you leave them. The steel section itself is usually the last thing to give up.
After that, in rough order: the sealant where the patio flashes into the house roof, which is also the leak that gets blamed on the patio when it is really the flashing; gutters, which go before anything else because they hold wet leaf litter against the steel; the paint finish, which chalks under extreme UV long before it fails structurally; and eventually the fasteners at the bracket connections. Why the coast is a different building.

The mechanism is simple and it is worth knowing. Salt aerosol lands on the steel, sits there, attracts moisture out of humid air and forms an electrolyte that eats the coating. It concentrates in sheltered areas, which is why the underside of a patio beam corrodes before the top of the roof. Two other traps: galvanic corrosion, where dissimilar metals in contact drive the reaction hard, so you do not put the wrong fastener into the wrong bracket near the water; and cut edges, because a factory-coated sheet cut on site has bare steel at the cut. Good coastal practice deals with all three. A kit does not know it is at the beach.
The maintenance that doubles the life.
This is the cheapest thing in this entire article. How often should you wash a patio down in Bundaberg? Inland, a hose-off once or twice a year is plenty. On the coast, aim for every three months on any surface the rain does not naturally wash, which means under the eaves, the underside of the beam and anywhere sheltered. Salt sits and concentrates in exactly the places rain never reaches, and that is where corrosion starts. It is fifteen minutes with a hose and mild detergent.
Beyond that: clear the gutters before the wet season rather than after, check the flashing sealant every few years, and if you see a screw weeping a rust streak down a sheet, replace the screw and washer before you need to replace the sheet. Somewhere around year twelve to fifteen, budget a small refresh. A worked example: a 36 square metre patio at Kalkie last year needed the full set of roof screws and washers renewed, the house flashing re-sealed, and two gutter runs replaced. That came in at about $1,850, on a structure otherwise good for another fifteen years. Compare that to the $19,950 a new insulated patio of the same size costs and the maths makes itself.
Roof type barely matters. Spec does.
People ask whether the insulated roof will not last as long, and the answer is no, they age at about the same rate, because both are steel-skinned and it is the coating and the fixings that determine life. The difference is that an insulated panel has sealed joints, so the sealant at the panel joins and the perimeter flashing becomes a maintenance item worth checking every few years. Do that and the panel will see out the frame. What genuinely does shorten a life is under-engineering.
