Patio footings and drainage in Bundaberg.
What sits below the paving decides whether the roof stays level, survives Region C uplift and sends stormwater away without undermining the posts or flooding the house.
The roof load must reach competent ground.
Patio footings resist more than downward weight. In Bundaberg's cyclonic Wind Region C, uplift can try to pull the entire roof out of the ground, while lateral wind loads push and rack the frame. The engineer must create a continuous load path from roof sheet and brackets through beams and posts to concrete founded in suitable material. A deep hole with little width, reinforcement or embedment is not automatically a good footing.
Typical bored piers may fall somewhere around 600 to 1,200 millimetres deep, but that is an estimating range, not a design instruction. Diameter, concrete strength, reinforcing, post connection and soil capacity all matter. Height and roof span change the overturning load, while an exposed Branyan block may have different wind exposure from a shielded urban yard. The drawing for the exact site is the number to build from.
Bundaberg soil is not one material.
The region includes alluvial gravels, sands and silts, alluvial clays and residual clays. Council's flood-resilience guidance notes that sandy and silty soils can scour readily under moving water, while clay can lose strength when saturated and can move as moisture content changes. Fill placed during old landscaping or flood recovery introduces another variable. Two neighbouring blocks can therefore need different foundation assumptions.
A soil investigation commonly costs about $500 to $1,200 for a small residential project when required. It is most valuable where fill depth is unknown, cracking already exists, the site is near the river or a drain, groundwater appears in the bore, or the structure is large and high. Depending on the design pathway, the engineer may draw on AS 2870 site information and design structural concrete to AS 3600, together with AS/NZS 1170.2 wind actions. Ask which standards and site data the footing schedule relies on.
Why an existing slab is not automatically a footing.
A driveway or patio slab may be only about 100 millimetres thick and designed to spread vehicle or foot traffic downward. A patio post needs to resist uplift, shear and overturning, often close to a slab edge where anchors have less concrete around them. Four shiny anchors do not reveal slab thickness, steel location, edge distance or concrete strength. If there are no original structural drawings, the engineer may specify scanning, test holes, isolated piers through the slab, or new footings beside it.
Our straight recommendation is to treat ordinary paving as a finish, not a foundation, unless an engineer confirms otherwise in writing. Cutting neat isolated openings and pouring designed piers costs more than surface-mounting posts, but it avoids relying on unknown concrete. If the whole slab is being replaced, coordinate post footings, slab reinforcement and finished levels in one design rather than letting three trades make separate assumptions.
Drainage protects the footing and the house.
A 36 square metre patio adds 36 square metres of hard catchment. In a 50 millimetre downpour, that roof receives about 1,800 litres of water before allowing for losses. That volume needs a sized gutter, enough downpipes and a lawful discharge point. Dumping it beside a post can saturate clay, erode sand and wash fines from around the pier. Sending it toward the house can create a more expensive problem than the patio itself.
NCC 2022 Housing Provisions Part 7.4 and AS/NZS 3500.3 provide the roof drainage framework. Surface grading should keep water moving away from post bases and door thresholds without concentrating runoff onto a neighbour. If paving is planned, set finished levels, channel drains and outlet points before the roof posts are fixed. A beautifully level slab that falls toward the living room is not a finished job.
Flood overlays changed in 2026.
Bundaberg Regional Council's Flood Hazard Area Resolution 1/2025 took effect on 2 January 2026. The mapped areas and defined flood information can affect building assessment, foundation resilience and whether flow paths must remain clear. This is particularly relevant to low-lying areas around the Burnett River, including parts of Bundaberg North, but no suburb label replaces a property check.
Council provides a free Flood Planning Control Property Report through its interactive mapping. Obtain it early when the block is mapped or has known flood history. It can show available defined flood levels and minimum habitable floor information, although a Class 10a patio is assessed on its own facts. A lightweight roof still needs to avoid obstructing high-velocity flow, worsening scour or creating debris hazards.
Sewer, water and stormwater infrastructure.
Bundaberg Regional Council does not allow building over sewer easements. Work over or near sewer mains, water mains, stormwater drains and combined sanitary drainage lines must be assessed against Queensland Development Code MP 1.4. Where the proposal sits within the infrastructure zone of influence, Council can require RPEQ footing drawings and Form 15 certification showing that the main will not receive extra load.
This is why service location belongs before final layout and price. Moving a post 500 millimetres at drawing stage may be easy. Discovering a main after excavation can trigger redesign, delay, concrete changes and Council fees. A complete building approval scope should identify whether the certifier has checked the site plan, overlays, infrastructure and siting rather than pricing only the structural roof.
Costs and quote checks.
Standard bored piers commonly allow $180 to $420 each. Wet holes, rock, uncontrolled fill, spoil disposal, restricted machine access or a larger design can push them higher. Simple channel drainage, pits and short connections may cost $800 to $3,500, while long underground runs or infrastructure work need individual pricing. A reinforced patio slab is generally $90 to $160 per square metre, but excavation, base preparation and drainage can sit outside that rate.
The quote should list the number, diameter and depth of piers or point to an engineering schedule, state who pays for unexpected ground conditions, and include spoil removal, reinforcement, concrete, inspections and certification. It should also show slab levels, gutter sizes, downpipe locations and discharge points. Compare these items with the broader patio price guide. A low allowance labelled footings as required is not a fixed footing price.
Movement symptoms: what can wait and what cannot.
Hairline shrinkage around a pier that has not changed for years can be monitored with dated photographs and a simple pencil mark. New gaps at post bases, a post leaving plumb, a beam losing level, gutter fall reversing, bolts pulling through brackets or a crack widening after heavy rain need inspection. Keep people away if the roof has visibly dropped, fixings are tearing, concrete has broken away around an anchor or the frame moves by hand.
Owners can safely keep outlets clear at ground level, stop irrigation soaking post bases and photograph movement. Do not pack a leaning post, jack a beam, excavate beside a footing or drill extra anchors without a design. May to September usually gives drier excavation conditions, but structural instability should be made safe immediately rather than waiting for ideal weather.
