Why is your patio roof leaking in Bundaberg?

Use when, where and how the water appears to separate a blocked outlet from failed flashing, loose fixings, wind-driven rain, condensation or frame movement.

Start with the pattern

The first drip is evidence.

Do not begin by spreading sealant across every joint. Begin with the weather pattern. Note whether water appears in light rain, only in a hard summer cell, only when wind comes from one direction, or on a clear morning after a humid night. Photograph the first wet point, the gutter at the same time, and the outside roof edge from the ground. If the downpipe disappears into the ground and the gutter fills rapidly, the blockage may be below the patio rather than in the roof plumbing.

If it leaks where the patio meets the house.

The junction between new and old work is the most common leak zone. Warning signs include water after wind from only one direction, staining below the back channel, dampness above a door, or sealant that has split as the two structures move at different rates. Correct repair may mean removing the old flashing, checking the substrate and installing a properly formed replacement. Adding another surface bead can trap water and make the next repair harder.

A patio attached without engineered load transfer can also pull at the junction during strong wind. If droplets cover the underside on a clear morning.

Broad, evenly spaced droplets across bare metal after a cool humid night are usually condensation, not rain entry. Warm moisture-laden air meets a cooler metal skin and reaches dew point. It is common above laundries, pools, dense gardens and cooking areas where moisture rises into a roof with little airflow. A single-skin roof can then drip even though every lap is watertight.

More sealant does not cure condensation. Better airflow, less moisture generation and separation between warm air and cold metal do. For a frequently used alfresco, replacing single-skin roofing with an insulated roof panel is the most complete fix because it limits the temperature difference at the finished underside. Anti-condensation membranes can suit some new roof systems, but they need correct drainage and installation rather than being glued beneath an existing wet roof as a patch.

Fixings, laps and corrosion.

A drip directly beneath one screw often means a perished washer, an over-driven fixing that crushed the seal, or an under-driven fixing that never compressed it. A line of leaks at the same height can indicate an end lap installed against the water flow or below the product's minimum pitch. Replacing random screws with larger ones can damage the sheet and conceal whether the supporting member beneath is sound.

Coastal salt exposure around Bargara accelerates corrosion at cut edges, swarf, incompatible metals and neglected gutter debris. Surface staining may clean off, but bubbling coating, pitting around fasteners and holes at sheet edges indicate metal loss. Once corrosion is widespread, re-sheeting is more reliable than sealing individual holes. Match the new sheet, flashings and fixings as a compatible system and treat every cut edge.
